Q3 WelcomeHome Benchmark Report: Occupancy Peaks, Lead Connections Analyzed, and Key Trends Across Care Types & Regions

The Q3 WelcomeHome Benchmark Report reveals that senior living occupancy in Independent Living, Assisted Living, and Memory Care across four U.S. regions reached a post-COVID peak of 83.6% in September 2024, with top communities hitting 94% occupancy, while sales directors connect with 80% of leads but face a 27% drop-off at the connection stage—largely due to financial disqualification affecting one in five prospects—highlighting the need for greater pricing transparency to enhance sales funnel efficiency based on data from over 3,000 communities nationwide.

Covering senior living trends in three care types (Independent Living, Assisted Living, Memory Care) and four regions (South, Northeast, West, Midwest) in the United States, WelcomeHome’s comprehensive Q3 benchmark provides insights into occupancy, sales funnel performance, and analysis of the connection stage.

Notable highlights from Q3:

  • Occupancy reached its highest level since COVID-19 in September at 83.6%, marking a 3-point increase since January 2024 and a 12-point increase since January 2022.
  • Among WelcomeHome communities, the top 25% achieved occupancy rates of 94% or higher.
  • Sales Directors connect with about 80% of leads, but 27% of those connected leads do not move beyond the connection stage. The reasons for this vary widely by lead source.
  • Financial disqualification at the connection stage is significant: across the industry, about 1 in 5 prospects are closed at this stage because they cannot afford the services. Increasing transparency with pricing can improve efficiency in the early sales process.

WelcomeHome’s Industry Benchmarking is based on data from more than 3,000 communities across all 50 states and major metropolitan markets.
